Terms and conditions

Bells Beach Cottages is a peaceful coastal retreat, and we ask all guests to respect the property, our neighbours, our team and each other. By booking, you agree to these terms on behalf of everyone in your group.

Bells Beach Cottages operates as a hotel, not house share or as long term accommodation. As such, stays at Bells Beach Cottages are not covered under a tenancy agreement.

Eviction of a guest

Bells Beach Cottages may ask guests or their visitors to leave the property, and in serious cases this may happen without warning. Guests who are asked to leave may be refused future bookings, and we may contact the police where needed. Reasons a stay may be ended include, but are not limited to:

 • Intoxication or behaviour that is disruptive or inappropriate

 • More guests or visitors at the cottage than the booking allows

 • Hosting a party or event without our approval

 • Harassment or physical or verbal abuse towards our team, neighbours or other guests

 • Persistent unreasonable requests or demands of our team

 • Instigating works including, but not limited to trades such as electrical and or plumbing works etc. Guests will be liable for all costs associated with attendance of tradespeople without prior written authorisation from Bells Beach Cottages management.

 • False alarms or prank calls to emergency services. Guests will be liable for all costs associated with attendance of emergency services in this instance.

 • Wilful damage to the cottage, its contents or surrounds or damage from pets

 • Ignoring requests to reduce excessive noise

 • Any behaviour that puts the safety of others at risk

 • Any incident that requires police attendance

 • Smoking or vaping inside the cottage (a cleaning and deodorising fee will apply)

Leaving the property

If we need to end a stay, guests will be asked to leave within a reasonable timeframe. In these circumstances, refunds for unused nights may not be provided, and reasonable costs for any damage or additional cleaning may be charged to the card used for the booking.

If you're unhappy with your stay

We want every guest to enjoy their time with us. If something isn't right, please let us know as soon as possible so we can try to fix it. If we're unable to resolve your concerns, or we feel the cottage isn't the right fit for your stay, we may offer to end your booking early.
